Project is just a 10-minutes distance from NH-24 highway. PKS Town Central is just walking distance from the upcoming metro station. Market Review / Competitor Analysis:-
As per the competitor analysis, there are more than 10 commercial projects like Mall and Highstreet in the 2 km area so the supply is more as per the demand and the prices of retail is approx 20% higher so there are little bit chances of appreciation on possession. The Layout of Ground floor is good and there is some good brand like Haldiram done the agreement, so there are some chances of appreciation on ground floor.
Realty Coach Advise –
In this project the layout of shops is better than the other projects and also the number of shops is less as per the project land area. The rate should be on the ground floor between 20000 PSF to 22000 PSF and for the first floor between 13000 PSF to 14000 PSF as per the location.
If project delivery on time then there would be expected rental approx 5% to 7% annually and as well as the ROI also would be approx 8% to 10%.
